Less corners & passages equals lower cost. This is the one reason why a house is not priced per square meters. By comparison small houses cost more to build than large houses sins both have finishes and fittings common to both structures.

Stand Level - Building on a sloped site are more expensive than building on a level site for there are more filling and usually stronger foundations are required.
Single Storey/Double Storey?

Disadvantages of double storeys:

  • Decking
  • Scaffolding height
  • Risk
  • Foundation
  • Shuttering stripping time longer

Advantages of double storeys:

  • Design could be more cost-effective
  • for lower pitch roof
  • sloping ceilings
  • lower gable walls

Semi-double storeys:

Most expensive because of the roof break, additional supporting wall, ground cutting.
